Water in Basement After Rain: Causes and Fixes for WNY Homes

Finding water on the basement floor after a storm is one of the most common homeowner problems in Western New York. Clay-heavy soils drain slowly, older foundations have more paths for water, and spring thaw can add snowmelt on top of rain. The good news: the cause is often diagnosable, and some fixes are inexpensive.

Quick diagnosis checklist

  1. Where is the water?. Water at the floor-wall joint suggests groundwater pressure or a failing perimeter drain. Water running down a wall points to a crack, a window well, or surface water. A wet spot in the middle of the floor may be water coming up through the slab or a plumbing issue.
  2. Check gutters and downspouts. Overflowing gutters and downspouts that discharge next to the foundation are a leading cause. Extend discharge well away from the house.
  3. Check grading. Soil, patios and driveways should slope away from the foundation. Settled soil next to the wall can funnel water in.
  4. Check window wells. Window wells without drains, or with clogged drains, can fill like a bucket and leak through the window.
  5. Check the sump pump. If you have one, make sure it runs, the float moves freely, and the discharge is not frozen or blocked.
  6. Look for cracks. Note cracks that leak and whether they are vertical, stair-step or horizontal. Horizontal cracks or bowing walls need a foundation specialist.

DIY or call a pro?

Gutter cleaning, downspout extensions, regrading small areas and window-well covers are reasonable DIY projects. Call a pro if water comes in at the floor-wall joint across long stretches, through foundation cracks, if walls are bowing, or if water appears every time it rains.

Frequently asked questions

Why does my basement only leak in spring?

Snowmelt on frozen or saturated ground and spring rain combine to raise water around foundations. Fall prep helps.

Is a little water normal?

No. Recurring water leads to mold and damage to stored items and finishes; find the source.

Will homeowner's insurance cover it?

Coverage varies by policy; seepage is often treated differently from sudden events. Ask your agent.
